Before You Decide to Lower Your Price

If your home has been on the market longer than expected, it's natural to ask, “Should we lower the price?”

Sometimes a price adjustment is the right move. Before making that decision, though, it helps to review the activity, buyer feedback, and competition.

Are Buyers Finding Your Home?

Online views and saves can help show whether your listing is attracting attention. They’re useful indicators, but they don’t tell the whole story. Interest online needs to translate into showings and, ultimately, offers.

Are Buyers Scheduling Showings?

If buyers are viewing the listing but aren’t scheduling visits, take a closer look at the price, photos, presentation, and ease of scheduling. Compare showing activity at your home with activity among similar properties, when that information is available.

What Happens After Showings?

Look for patterns in buyer feedback. Repeated comments about condition, layout, or price may help explain why buyers are choosing other homes. Some concerns can be addressed through presentation or small improvements; others may need to be reflected in the asking price.

What Has Changed Since You Listed?

New listings, competing price reductions, and homes going under contract can change your home’s position in the market. A price that made sense when you listed deserves another look as buyers’ options change.

Homeowner Tip

Compare your home with what a buyer can purchase today for a similar amount. Consider condition, features, location, and overall value—not just square footage.

The goal is to make sure your home is priced and presented appropriately among the choices buyers have.
